Sky Sports — Personal Terms Agreed as Leeds United to clinch €15m Done Deal with European Champions this week for Striker

Leeds United appear to be closing in on another significant piece of transfer business, with Joel Piroe now edging closer to an Elland Road exit after reportedly agreeing personal terms with West Ham United.

The situation has been developing rapidly and could now reach its decisive stage this week.

For Daniel Farke, however, the departure presents a familiar problem.

Leeds are not simply losing a player who has fallen down the pecking order. They are also preparing to lose another attacking option at a time when the squad still needs additional depth in the final third.

That makes the next few days particularly important.

Piroe’s position had become increasingly difficult

Farke’s comments earlier this month offered a clear indication of where Piroe stood in the manager’s plans.

The Dutch striker had found himself behind two other options and was effectively the third-choice centre-forward.

Farke explained that Piroe’s lack of minutes was primarily a consequence of the competition ahead of him rather than any major issue with the player’s ability.

That situation inevitably raised questions about his future.

With Dominic Calvert-Lewin and Noah Okafor ahead of him in the attacking pecking order, opportunities were always going to be difficult to guarantee.

Piroe therefore had a decision to make.

And it appears he has now made it.

Piroe agrees West Ham terms

Dutch journalist Joost Blaauwhof has reported that Piroe has agreed personal terms to join West Ham, following earlier reports that negotiations between the two clubs were progressing.

The development represents a major step towards completing the transfer.

It also comes after a remarkably strong intervention from Piroe’s representative.

Speaking to The Athletic over the weekend, the agent reportedly told Leeds that they should ‘never call him again’ if they refused to sanction his client’s departure.

That left little doubt about the player’s intentions.

And Leeds now appear ready to facilitate the move.

Leeds grant permission for medical

The latest development has come from Sky Sports’ Zinny Boswell, who reports that Leeds have granted Piroe permission to undergo a medical with West Ham.

The proposed move is initially structured as a loan.

However, there is an important detail attached to the agreement.

Earlier reports indicated that West Ham would have an obligation to buy Piroe for around £15 million.

That would turn what initially looks like another loan departure into a permanent sale next summer.

For Leeds, that distinction is crucial.

Leeds need the £15m to become reality

There is understandable frustration around the growing number of loan exits from Elland Road.

Lucas Perri has moved to Torino on a loan-to-buy arrangement, Sebastiaan Bornauw is heading to Hamburg under similar circumstances, and Piroe now appears set to follow.

For a club attempting to build a competitive Premier League squad, that creates an obvious concern.

Leeds need to generate money from players who are no longer central to Farke’s plans.

A permanent sale immediately provides funds that can be reinvested.

A loan, meanwhile, potentially delays that process by another year.

And even when a buy clause is included, there is always the question of whether the conditions will ultimately be met.

That is why the wording surrounding Piroe’s proposed move is so important.

If it is genuinely an obligation rather than an option, Leeds can at least have greater confidence that the £15m will eventually arrive.

West Ham need Piroe to deliver

West Ham’s situation could also make the deal particularly interesting.

The Hammers are preparing for life in the Championship and have already seen significant transfer activity as they attempt to build a squad capable of securing an immediate return to the Premier League.

Their need for goals is obvious.

Piroe has already demonstrated his ability to score regularly at Championship level, making the move understandable from West Ham’s perspective.

If he performs as expected, the permanent transfer should become a straightforward decision.

That would suit everyone involved.

But Leeds supporters will understandably be watching closely.

Another attacking gap opens for Farke

The biggest issue for Leeds is what happens next.

Piroe’s departure leaves Farke with fewer options in an attacking department that already carries some risk.

Calvert-Lewin is a proven Premier League striker, while Okafor can provide versatility and attacking threat.

But both players have experienced fitness problems during their careers.

Leeds therefore cannot afford to assume they will remain available throughout an entire Premier League campaign.

The club have already been linked with further attacking additions, particularly in wide areas, but losing Piroe before bringing in a replacement would leave Farke with even less depth.

That is where the timing becomes crucial.

Leeds now face a transfer dilemma

There is little doubt that Piroe’s exit makes sense from a footballing perspective if he is genuinely third choice and wants regular football elsewhere.

The potential £15m permanent fee could also become useful business.

But Leeds need to make sure the money eventually translates into another attacking signing.

The Whites have already made considerable changes to the squad this summer, and Farke’s side are about to begin another demanding Premier League campaign.

Selling surplus players is part of building a balanced squad.

The danger comes when exits happen faster than replacements arrive.

For now, Leeds appear ready to allow Piroe to take the next step in his career.

The medical is the next major hurdle, with personal terms already reportedly agreed.

And once that is completed, the Dutch striker’s time at Elland Road could finally come to an end.

The question Leeds supporters will then be asking is much bigger:

Will the £15m eventually land in the bank — and, more importantly, who will Leeds bring through the door to replace what Piroe leaves behind?
